JRPcad have currently been working on a variety of residential developments for our client base. here are just some of the recent sectors in residential we have been working on:

 

 

Our current experience comes from working with the likes of Heathcotes Ltd to develop new and existing care homes for people with learning disabilities such as Autism. Our unique approach to design offers care home providers just what they need to minimise the design time required for a new project, as every week a home isn't built means a loss in profit. We offer fast turn arounds on all of our designs when required and work well with local councils to get things moving as fast as possible. We have also designed extensions for existing Care Homes and also undertaken change of use applications for large houses becoming care homes for learning disabilities and the elderly.

 

 

We have been designing apartment blocks for various housebuilders over the years working in various construction methods such as your standard Brick and Block construction, Timber Frame and Thin Joint Blockwork. we are allways looking for cost effective methods of construction and regularly research new materials to use as the style and look of Apartment buildings are quickly moving on. We have excellent space planning skills and vast knowledge of current building regulations ensuring that any new build is designed correctly from day one saving time and effort in the long run.

 

Aswell as standard apartment developments you may have seen around developping cities we have also had the opportunity to work on conceptual buildings that offer more than just a nice place to live, please see to the right one of the floor plans of a new Circular Tower Development we are currently working on, this development will provide accomodation for around 500 people and on the lower floors will provide leisure facilities, food courts, and even a cinema! as and when we are permitted to divulge more detail on the project we will do for now treat this image as a snippet of much more to come!

 

 

We are currently working on a number of land developments for our clients one example of which was a Pub Landlord who has been struggling to make a decent turnover since the smoking ban he decided the best thing to do was sell up, he was given an estimated value of around £250000 i approached him with the idea of obtaining outlined planning permission for building luxury flats / apartments on the land to replace the pub, in all we managed to get 16 flats permitted to be built on the land which if built and sold would fetch an estimated value of £100000 each that's 1.6 million in total. thanks to this outline planning permission the land was revalued at £400000 the landlord is now considering get a mortgage against this new value and project managing and building the flats himself to eventually fetch the full value of the land once built. Quite a hefty turn around for what was a failing Pub!!!

 

Obviously this Pub is just one client we've made very happy we can develop almost any plot of land that is located near to residential areas and in some case even managed to achieve development on Green Belt and in Conservation areas, another common situation is where people with corner plots and reasonably long gardens have clubbed in with their neighbours to get planning for new housing at the bottom of their gardens. releasing alot more value from what was once unused garden space, some of my clients have received around £30000+ just for selling one plot at the bottom of their garden.
